Property Insurance Claims · Florida

Types of property insurance claims.

The damage is only part of the story. Two properties can suffer the same damage and end up with completely different claims. What separates them is usually the policy language, the documentation, and how the insurer characterizes the cause. Start with the category that matches your loss.

Hurricane and Storm

After a named storm, the dispute is often about cause rather than damage. Insurers may attribute the loss to flood, to pre-existing wear, or to an earlier storm, and each of those characterizations changes what the policy covers.

Roof and Wind

Roof claims usually turn on whether the damage came from the storm or from age. Disputes also arise over whether a partial repair is acceptable when matching materials are no longer available.

Hail

Hail damage is often subtle enough that an inspection misses it. The recurring dispute is whether the impact is cosmetic or has actually shortened the life of the roof.

Water

Water losses often hinge on whether the discharge was sudden or gradual, a distinction that decides coverage under most policies. Damage behind walls and beneath flooring is frequently missed in the first inspection.

Mold

Mold is usually a secondary loss that follows water intrusion, and many Florida policies cap it or exclude it outright. Timing and cause matter more here than in almost any other category.

Fire and Smoke

Fire claims reach well past what visibly burned. Smoke and soot travel through the structure and into contents, and disputes commonly center on whether items can be cleaned or must be replaced.

Commercial and Large Loss

Commercial losses involve more parties, heavier documentation demands, and often a business interruption component. The financial records supporting lost income can matter as much as the physical damage.

Condominium and HOA

Condominium claims sit across two policies and a set of governing documents that decide who is responsible for what. Associations and unit owners often discover that split only after the loss.

Where does your claim stand?

The type of damage is one half of the picture.

What the insurer has done is the other. Start with the situation that sounds most familiar.

01

Denied

A denial is the insurer’s position on the claim, not the last word on it.

03

Delayed

Time passes, the file stays open, and the property keeps deteriorating.

02

Underpaid

A payment arrived, but it does not cover what the repair actually costs.

Before you go further

The record you keep now shapes the claim later.

Your safety always comes first. Property can be repaired or replaced. You cannot. Never climb onto a damaged roof or step into an unsafe structure just to take photos.

Once the property is safe, photographs, correspondence with the insurer, and a simple timeline of what was said and when do more for a claim than almost anything else. Our guides walk through what to keep for each type of loss.
