What causes it, and why coverage gets complicated.
Water damage claims fall into two very different buckets under a typical Florida homeowners policy: sudden and accidental discharge, which is usually covered, and long-term leaks, seepage, or lack of maintenance, which is usually excluded. Insurers frequently classify a claim as gradual to avoid paying it, even when the underlying cause was sudden.
The source of the water matters as much as the damage itself. A pipe that burst inside a wall, a failed water heater, or an overflowing appliance are typically treated differently than water that seeped in slowly over months. Getting a plumber's or contractor's assessment of when and how the water entered can be the difference between a paid claim and a denial.
What usually makes it difficult
Where these claims tend to break down.
Insurers often send their own adjuster or engineer to determine whether damage was sudden or gradual, and that determination usually favors a shorter payout. Mold that develops after water intrusion is frequently treated as a separate, often excluded, issue rather than a continuation of the original covered loss.
Drying and mitigation typically need to start within days to prevent secondary damage, which can create pressure to begin repairs before the extent of the loss, and the insurer's position on coverage, is fully documented.
Photograph standing water and affected materials before extraction begins, keep every invoice from mitigation and restoration companies, and request a copy of any moisture readings or engineer reports the insurer generates.
